Our full management service
We offer one service: full management. It covers the jobs that take up a landlord’s time, from finding tenants to fixing the boiler:
- Tenant finding. We advertise your rooms, run viewings, carry out referencing and the checks required by law, and fill rooms with suitable tenants.
- Tenancy set-up. Tenancy agreements, move-ins and inventories. Where a deposit is taken, we protect it in a government-approved scheme.
- Rent collection. We collect room rents and keep you updated with clear statements.
- Maintenance and repairs. Tenants report issues to us, and we arrange local contractors to put things right.
- Regular inspections. We keep an eye on the property, so small problems get spotted before they become big ones.
- House management. House rules, communal areas and keeping things running smoothly between housemates.
- Compliance tracking. Gas, electrical and fire safety certificates and licence renewals, all tracked and kept up to date (see below).
We don’t offer tenant-find only, let-only or rent-collection-only services. Everything is handled together under our full management service.
Fees: Full management is 12% of rent collected and £350 tenant find, no VAT, no other fees (see our landlord fees page).
Why landlords choose A & E Property
We run our own HMOs too
We don’t just manage shared houses, we own and operate them. We set up, furnish, let and run our own house shares in Medway and North Kent, and all our own HMO rooms are let bills included. We know what tenants expect and what the council expects, and your property is managed to the standard we use for our own.

Compliance and licensing support
HMO rules in Medway are changing quickly. As your managing agent we help you stay on the right side of them:
- HMO licensing. Large HMOs (5 or more people from more than one household, sharing facilities) need a mandatory licence anywhere in England. From 4 January 2027, Medway’s new additional HMO licensing scheme also covers smaller HMOs (3–4 people) in six wards. We help you get the property and paperwork ready for your licence application.
- Selective licensing. From 4 January 2027, single-household and two-sharer lets in seven Medway wards also need a licence.
- Article 4. In seven Medway wards, turning a family home into a small HMO now needs planning permission. We can talk you through what this means for your property.
- Safety certificates and checks. Gas safety, EICR, fire alarm and emergency lighting tests, fire risk assessments, EPCs and HMO room sizes. We track renewal dates and arrange the work.
- Renters’ Rights Act. We keep our processes up to date as the new rules for private tenancies come in.
- Memberships. Property Redress Scheme (redress) · Client Money Protect (client money protection)

HMO management FAQs
Do you manage HMOs for other landlords, or only your own?
Both. We let and manage our own house shares, and we offer the same full management service to other HMO landlords in Medway and North Kent.
Do you offer tenant-find only?
No, we only offer full management. That covers tenant finding, rent collection and maintenance, all handled by us.
How much does HMO management cost?
Full management is 12% of rent collected and £350 tenant find, no VAT, no other fees (see our landlord fees page). The only exception is travel costs if we have to attend court on your behalf. Licence application fees charged by the council are separate and paid to Medway Council.
Can you help me get an HMO licence in Medway?
Yes. We help you get the property and paperwork ready. From 4 January 2027 more Medway HMOs will need a licence, including some 3–4 person shared houses in six wards. See our 2027 licensing guide.
My HMO is in an Article 4 ward. Can I still let it?
Article 4 affects changing a family home into a small HMO. It does not ban existing lawful HMOs. If your HMO was already running before the direction took effect, you may need evidence of that. Speak to us, and get planning advice for your specific property.
Are you a letting agent?
Yes. We’re a Medway lettings and HMO management business. We’re members of the Property Redress Scheme and Client Money Protect.
